If the filter is not cleaned or changed often enough, it will clog and block the majority of the airflow in the ducts from reaching the air conditioner. This will obviously prevent the system from cooling as well as it should. If you have your system tuned-up on an annual basis, air filter cleaning should be a part of that process. If not, you might want to call a professional and see if that’s the source of the problem.

Often caused by an electrical issue, short cycling prevents the air conditioner from completing a full cooling cycle. This obviously cuts into the system’s ability to cool the building, but it also accelerates the rate at which the system wears down. You should call for repairs as soon as you notice this happening, as it can shorten the lifespan of the system if it’s not dealt with quickly enough.
These are just a few of the possible reasons why your air conditioner might not be cooling your building as well as it should be. One thing that all of them have in common, though, is that you should call for repairs as soon as you suspect that they’re responsible.
