Replace Your Commercial HVAC System and Deduct the Full Cost This Year with Section 179

Learn how Section 179 may allow qualifying businesses to deduct the full cost of eligible commercial HVAC equipment in the year it’s installed.*

What Is Section 179?

For years, businesses that replaced commercial HVAC equipment typically recovered the cost over many years through depreciation. While the investment improved their building immediately, the tax benefit was spread out over time.

Today, Section 179 of the federal tax code may allow qualifying businesses to deduct the full cost of eligible commercial HVAC equipment in the same year it’s installed and placed into service, rather than depreciating it over decades.*

For 2026, businesses may deduct up to $2,560,000 in qualifying property, with the deduction beginning to phase out after $4,090,000 in total qualifying equipment purchases. For many small and mid-sized commercial HVAC replacement projects, these limits are more than sufficient.

If your commercial HVAC system is nearing the end of its useful life, Section 179 may make replacing it this year more financially advantageous than delaying the investment.

Eligibility depends on your individual tax situation. Please consult your CPA or tax advisor to determine whether your business qualifies.
