Priority 1 Heating and Cooling Maintenance Plan

Environment Masters offers two service options for our heating and air conditioning customers – the twice a year and quarterly maintenance plans. These periodic checkups help maintain the peak performance and efficiency of your system, and save on operating costs and possible repairs down the road. Our twice yearly plan for cooling and heating includes the cost of filters and cleaning supplies. A trained Environment Masters technician will perform a complete checkup of your heating and cooling system that includes cleaning, lubricating, and checking your refrigerant.

Our quarterly maintenance plan offers the same level of service, plus several additional benefits including quarterly filter replacements for heating and cooling units. Cleaning drain lines and checking refrigerant levels on cooling units twice a year to ensure that condensate drain lines are free of clogs that can cause leakage, and to detect any refrigerant leaks that create excessive wear on the unit. The plan also includes a additional safety check of your furnace. Our quarterly maintenance plan is for customers who have experienced water leaks in the past, have older heating and cooling systems, or do not wish to change filters between cooling and heating checks.

Why a Heating and Cooling Seasonal Checkup?

Some heating and cooling problems can double your operating costs without reducing the comfort level of your home. If the refrigerant in your air conditioning unit is undercharged by just 15%, you’ll pay 25% more in cooling costs. And irregular maintenance or no maintenance can take as much as 30% off your unit’s life span. That’s why the Priority One seasonal checkup is such an important component of the Priority One Program. So what’s involved in the checkup? Well, it’s a great deal more than just a technician checking to see if your unit is blowing hot or cold. The following is a partial list of what’s involved in the Priority One seasonal checkup.

Air Conditioning Units

  • Condenser coils are cleaned as needed to help maintain proper refrigerant pressure.
  • Refrigerant charge is checked to maintain cooling and prolong compressor life.
  • Air filter is replaced at customer’s option for optimum operating efficiency.
  • Belts and pulleys inspected and adjusted as required for maximum efficiency.
  • Motors and bearings lubricated and inspected.
  • Controls and safeties inspected and tested.
  • Condensate drain will be checked to make sure it’s open.
  • Relays and contactors are inspected.
  • Unit disconnect is inspected.
  • Unit wiring is inspected and loose connections tightened.
  • Temperatures and pressures are taken and recorded for future reference.

Heat Pumps

Heat pumps receive all the air conditioning services, plus:

  • Defrost timer is checked to maintain proper operating efficiency.
  • Reversing valve is operationally checked.
  • Auxiliary heat strips are checked to maintain heat and optimum electric efficiency.

Gas Heating Systems

  • Heat exchanger is inspected for cracks and deterioration.
  • Air filter is replaced at customer’s option.
  • Burners are cleaned for the best combustion.
  • Safety controls are operationally checked.
  • Blower motor is lubricated for maximum motor life.
  • Gas line is checked from the furnace shut off valve to the burners for leaks.
  • Combustion air openings are checked for efficiency and safety.
  • Flue pipe is inspected for leaks or corrosion.
  • Panels are secured for maximum operating efficiency.
  • Temperatures and pressures are taken and recorded for future reference.

Priority 1 Plumbing Inspection

An annual inspection of your entire home’s plumbing system assures safety, efficiency, and peace of mind, plus offers valuable services and benefits.

An annual inspection can’t prevent all repairs to your plumbing systems but it can catch small problems before they become big problems. Your water heater for example:
sediment builds up in the bottom of the tank and can cause bacteria, rust and possibly harmful chemicals to be absorbed into your water. This sediment can also cause pin-hole leaks that can turn into a large leak, causing major water damage to your home. Even the average running toilet can waste 200 gallons of water per day. That’s not good for your wallet or the earth.

  • Check water meter for potential water leaks
  • Conduct dye test on all toilets to ensure there are no leaks
  • Check indoor / outdoor faucets
  • Inspect all sink piping
  • Ensure water heater is free of leaks
  • Treat garbage disposal with enzyme cleaner (Bio Clean)
  • Clean faucet aerators
  • Visually examine water heater safeties
  • Test flue/draft to ensure there are no traces of carbon monoxide
  • Check washing machine hoses and valves

Additional Terms and Conditions

This agreement is a residential maintenance agreement, not an insurance policy, extended warranty, or service contract. This Agreement is between Seller and the Purchaser and provides for certain inspections and maintenance services for your heating, and or air conditioning, and or plumbing equipment listed on the front page of this agreement.

Maintenance inspections will be performed during regular business hours, Monday through Friday.

You may contact us for Emergency services, 7 days a week.

Emergencies are situations that create substantial risk of injury to a persons or substantial property damage. Repairs performed by Environment Masters are warrantied for 1 year.

You will be provided with a 10% discount off our usual and customary rates on repairs. The 10% discount does not include discounts on new equipment or major renovations. Priority service will be provided and is defined as being scheduled in front of non–service agreement customers in order received.

This agreement may be transferred or cancelled at any time for like service applications. Refunds will be prorated among the service period.

This Agreement does not cover and we will not be responsible for any breakdown or failure of the listed equipment or any failure to detect a defect in, or malfunction with, the equipment serviced. Any cost of repair maintenance required as a result of vandalism, misuse, acts of terrorism or acts of God (lightning, fire, flood, etc) is excluded. Any damages as a result of maintenance (water, mildew, fire, freezing pipes, etc.) shall be excluded unless due to contractor negligence.

Purchaser has read and understands Agreement, including the additional terms of warranties and conditions on this Agreement and on Invoice.

Purchaser and Seller may cancel this contract at any time. You are entitled to a refund if you are not 100% satisfied for any reason.
